RegentGate Developments specialise in commercial to residential property conversion.

The UK has a huge shortage of housing and the way the government are addressing this is to give developers pre-agreed permission to convert various buildings from commercial use to residential use.  This permission is termed ‘Prior Approval’.  The beauty of this approval is that full planning permission is not required, and local councils cannot object to an application under prior approval as long as it meets the criteria so is very low risk.

The business is run by Jason Pritchard who has a long history in property investment since buying his first property back in 1994.  The finished product is usually a 1 or 2 bed apartment with a high quality finish ideally suited to owner occupiers trying to get onto the housing ladder, hence assisting with the UK housing shortage.

Investment types


The majority of our development opportunities are offered to us ‘off market’ hence we need to be able to act quickly to secure them at the best possible price.  Our ideal investor is interested in providing a Fixed Term Fund which allows us to fund the purchase of these development opportunities as quickly as possible.  We will agree an annual interest rate and a loan period of up to 5 years.


You may be only interested in investing on a project by project basis so we can also partner on a project specific fixed return basis.  This allows you to invest the equity required for a specific deal with an agreed interest rate all payable on completion of the project, typically 12 to 24 months.


Finally you may prefer to have an agreed profit share of the development project. You are subject to the upsides and downsides of the project and there is no guaranteed return.  You receive your equity stake and profit share at the end of the development when all units are sold.  For this option to comply with FCA (Financial Conduct Authority) rules you will be required to sign a High Net Worth or Sophisticated Investor form along with providing a copy of your passport.


Depending on your level of risk or financial circumstances we are also able to discuss a mixture of the above options for a bespoke agreement.  Please do get in touch for an initial informal discussion over coffee.
